Bristol Park is one of the better known first time home buyer price range neighborhoods in Rock Hill, SC. It's homes have an under $150 price tag, the homes are mostly ranch but with a few two story units thrown in, mature landscaping (that means it actually has real grown up trees in the yards),
and it is in a great location off of exit 82 on I77. No amenities to speak of but with an $85 a year HOA fee you really can't complain. So, great location, great pricing, nice neighborhood--call me if you would like to visit Bristol Park or if you would like to learn more about Rock Hill Real Estate.

Channing Park is located in up and coming Rock Hill, SC. If you are looking for an all brick home for under $300,000 then you should take a really close look at this neighborhood. The lots are pretty large for a community of this type. It's a great place to take a walk in the afternoon. Just stroll along the streets amongst well manicured lawns and the pond this neighborhood has. Pretty good location too. Dining, hospitals, schools, and shopping are all within a short distance. And like a few other Rock Hill neighborhoods, Channing Park has it's own informational website for its home owners.
Most of the floor plans are three four and five bedrooms. Just a few basement lots. Square footage ranges from 2400 to 3700. Drop me a line and I will be happy to take you on a tour of Channing Park in Rock Hill.

Country Club Estates is a nice, quiet neighborhood located in the southern part of Rock Hill SC. The homes are mostly ranch with a few two story homes thrown in for good measure. Residants of Country Club Estates drive down tree lined streets to get to their homes that were built in the 50's all the way up to 2006. It's not exactly amenity rich but there is a gold course, pool, club house and lake really close. If you are looking for a new place to call home you might want to give Country Club Estates a look.

Country Oaks is located in Rock Hill SC. It is a pretty ideal first time homebuyers neighborhood. You get a great location at some pretty good prices. Country Oaks is across the road from the YMCA Aquatic Center and not too far from the Wellness center. It's also very close to a number of restaurants and stores. Not to mention its proximity to the ever popular new Wal-mart. Kinda hard
to find so many things coming together for a neighborhood priced for first time homebuyers.
Most of the homes are three bedroom plans. There are a few variations. Square footage is in a respectable 1100 to 1800 range. So if you are looking for neighborhood that has most of the amenities you need and fit's your budget you might want to give Country Oaks on the western side of Rock Hill a closer look.

Eagle Glen is a lovely neighborhood located in Rock Hill SC. It's a smaller neighborhood with all brick homes, many upgrades inside and nice size lots outside. Homes in this neighborhood rarely come up for sale and usually go quickly. Ellis Pond in Rock Hill SC is a brand new True Homes community. What I know about Ellis Pond is limited to what I know about True Homes and information available on their website. As of Nov 2011 they have yet to complete a home or a model. They are coming. The reason I wanted to go ahead and get this on the website is that Ellis Pond is designated or is located in a USDA 100% financing area. Folks if you want a new home starting at 140K in Rock Hill then Ellis Pond is definitely a community you should visit. I work closely with Rae Mactaggart and her business partner with True Homes. I will make sure I get you their contact info for more details.

The neighborhood of Fairlawn in Rock Hill, SC is what people dream of when they are thinking about long term home ownership. What a great mix of homes. Two story, ranch, brick, Hardi-Plank, a mix. Beautiful mature landscaping surrounds homes that sit on much larger lots than you will find with most new homes nowadays.
Fairlawn has mostly three and four bedroom homes with the occasional five bedroom scattered around. Most home are between 2400 square feet and 4000 square feet.
With it's proximity to Charlotte, NC, Rock Hill has grown into a community that has much too offer. Great restaurants with a range of fine dining or good ol' country cooking, shopping, golf, theme parks, and many more amenities. Let me show you how much fun Rock Hill can be, (even if you work in Charlotte).

Fairway Woods is a new home community located in Rock Hill SC. The neighborhood is on the south side of Rock Hill right next to the Rock Hill Country Club. This used to be a Regent Home community but now it looks like Pinnacle Homes is the builder finishing up the neighborhood.
I confess to not knowing anything about Pinnacle and I cannot find a website but if you would like me to do a little more in depth research just give me a call. The good news is that they are building what seems to be very similar homes to what is already in place, and the price range hasn't changed much.
I have been out to Fariway Woods and I don't remember any amenities to speak of. The onsite agent also lists no community features. Makes you wonder where your $200 a year in HOA fees are going. Having said that, Fariway Woods is a pretty good looking community that with it's pricing is a pretty great new home buyer neighborhood. If you like what Fairway Woods has to offer or you would like more info on Rock Hill Real Estate, just give is a call.

Hallmark Glen is another really nice neighborhood located in Rock Hill, SC. There are two ways to enter the community but the main drive is very welcoming. It's a split drive with a tree lined way. Hallmark is a very comfortable neighborhood. Nothing flashy but it is easy to see why these homes command the prices they do. It is not to expensive but you can tell the folks who live there do see a lot of value in their community.
This Rock Hill community has a lot more ranch plans than you usually see in one neighborhood. Most of the floor plans are three and four bedroom types but there are a couple of fives and even a few basements thrown in here and there. All in all, Hallmark Glen is a neighborhood you should
consider if you are thinking about making Rock Hill your home town.

Harlinsdale is just one of those special neighborhoods in Rock Hill. Mature landscaping surrounds big beautiful homes on big well manicured lots. It's just fun to ride through. Now think about actually living there. Most of the homes are four and five bedroom designs. The square footage range is 3500 to 7400. (I told you they were big.) Amenities: pool, tennis, clubhouse and walking trails.
The location is pretty good also. You will be close to shopping, grocery stores, restaurants, Rock Hill schools and recreation spots. And if you need some big city fun, Charlotte is about 25 miles away. Go ahead and give me a shout and let me show you what's available in the Harlinsdale neighborhood, Rock Hill SC.

Heathwood is a wonderful older neighborhood in Rock Hill SC. It is in the heart of town and is one of those communities that just feels comfortable. Rolling landscapes and tree lined streets highlight this gem of a neighgorhood. Heathwood might be a little older but it is still one of the more charming neighborhoods in Rock Hill.

Herndon Heritage is a neighborhood in Rock Hill that took me a bit by surprise. At the time I toured this community I had not been down McConnells Highway in a while. What a nice shock when I turned down this huge tree lined (on one side) entrance. On the right is this row of stately looking brick homes set way off of the road. As it turns out, all of the lots are approximately one acre.
I have since toured a few of the homes in Herndon Heritage and can say that I really enjoyed the layouts.
Most of the homes are three and four bedrooms with a few five bedroom plans thrown in. And the square footage ranges from 2100 to about 3100. Nice size homes on pretty big lots. If you are thinking of living in Rock Hill don't disregard Herndon Heritage, as it is really closer to the city's amenities than you think.

Hidden Forest is a great neighborhood located Rock Hill SC. There are many communities in Rock Hill that give that great small town, easy going, comforting feel to them. Hidden Forest is just one of them. It’s great to live in an area where you know
you can find those hidden gems if you just give it a little effort.
One of the many things I like about this neighborhood is the friendly neighbors. I have family that live in the area and everytime I drive through I always see someone walking for exercise or walking the dog or kids playing in the yards or even sometimes the street.
You get the feeling that if you move in there will be someone coming by the house with a cake or pie to welcome you to the neighborhood.

Holland Springs in Rock Hill, SC is another really good looking neighborhood that might have gotten bitten by the real estate down turn. All of the homes in here look great and were built by some well known Rock Hill/Fort Mill builders. It's just that the neighborhood isn't as polished as it could be. I think when things turn around this will be a much sought after place to live. Why not get in on things early? As of 11/25/2009 there wasn't a home for sale in Holland Springs that had been on the market for less than 100 days. There are a couple that were on the market for over 400 days.
It might be time to give me a call and let me help you find a great bargain. Buy in Rock Hill or Fort Mill neighborhoods like Holland Springs when they are just good, and let the value in your investment grow as the neighborhood becomes great.

Larne Glen is an up and coming neighborhood in Rock Hill. This neighborhood is trying to live up to the potential it's builders envisioned for it. Unfortunately it started to grow at a time when things were starting to get kind of tough. Might be coming up just a little short at the moment. All that means is that it could potentially be a good deal for you.
Give me a call and we can check out special neighborhoods like Larne Glen or others like in Rock Hill and Fort Mill.

Manchester Village in Rock Hill, SC is one of those neighborhoods that I have always liked. It’s a townhouse community located just off of interstate 77 at exit 79 (Dave Lyle Blvd.). For such a great location, Manchester Village doesn’t have that right in the middle of things feel. Even though it is. It is within walking distance of some of the best
shopping and dining anywhere in Rock Hill. Harry and Jeans, O’Charleys, Chilli’s, Longhorn Steakhouse, and Ruby Tuesdays, are just a few of the restaurants. Target, Best Buy, Wal-Mart, Lowes and many other shops are also in the vicinity. The Galleria Mall and the Manchester Cinema round out the list of attractions available. All in all for this type of home you really cannot beat the location.
Most of the touwnhouses are two and three bedroom floor plans and the square footage goes from 1250 to 1600. Manchester Village in Rock Hill is a good place to start if you are looking for a start up home, so please give me a call so I can show you.

Millwood Plantation is a DR Horton community in Rock Hill SC. It is as centrally located as you can reasonably expect. The neighborhood is specifically designed to ensure a balanced community that contributes to the charm of its surroundings. You can literally walk a couple of hundred yards from the entrance and be at your normal shopping and dining. There is nowhere in Rock Hill that is too far from Millwood.
The amenities include: a two acre recreational space and splash park, bocce court or volleyball, combo softball and soccer field, and last but not least swings, grills, and walking trails. Choose from either the luxury townhouses or the nicely appointed single family homes. Must I say again that this is a pretty nice place? Newport Lakes is a unique new home community in Rock Hill, SC. Its uniqueness comes from how the community is laid out. In one big section there is the standard True Home neighborhood and floor plans and in another section there is the Tribute Home
section and floor plans. Now many new home builders in our area will have different collections of homes, but what is different about this area is that the Tribute side is dedicated to creating a place for “downsizers” or retirees.
Outside of the great location in Rock Hill, Newport Lakes has a lot to offer. Yes, it does have what they call a lake but I think if we are going to be honest it’s more of a pond. As of right now there aren’t too many of the amenities in place but considering how much space they have there should be ample room to have walking trails and maybe a nice
playground.

Palm Tree Cove II is a new community in York county close to Rock Hill SC just off of Lake Wylie. Not to be confused with Palm Tree Cove phase one. Phase one has a bunch of 400K priced homes. Phase two has a much easier to digest price point. The only way I found this one was by a sign stuck in the ground by the side of the road if you can believe it. I became curious and decided to do some research.
So, armed with the considerable info I can look on with my MLS I decided to take a ride and check out the neighborhood. This is how I found out about the proximity to Lake Wylie and the boat ramp. Palm Tree Cove II is a sprawling neighborhood surrounded by the lake and other neighborhoods that have a much higher price tag. Not to shabby.
What I found was an interesting piece of property. First of all these are pretty big houses on nice sized lots all priced in the 200’s. You don’t find that in the Rock Hill area too often much less in a development this close to Lake Wylie. And that’s another thing. These homes and lots have a York address but are on a peninsula on the lake. Even not being right on Lake Wylie, the Allison Creek public boat ramp is just up the road.

Rawlinson Acres II is located in Rock Hill, SC. It is also one of the more sought after and comfortable neighborhoods in the city. Winding roads take you up and down and around the community. Mature landscaping surrounds the homes and no two houses are alike. Rawlinson Acres II is also located very close to dining, schools, grocery stores and shopping. And
while it might not have all of the community features some Rock Hill neighborhoods have it also doesn't have the huge yearly HOA fee either.
The floorplans are mostly three and four bedroom. Every now and again a 5 bedroom style might become available. Square footage can range from 1800 to over 3000. One of the nicer neighborhoods in Rock Hill, Rawlinson Acres is one community you might want to visit.

Roddey Park is a new home community located in Rock Hill, SC. If you are looking for an affordable new home in this area, Roddey Park would be a good place to start. You just know we should be able to talk this builder into providing us with some incentive to buy. Roddey Park is also distinctive for it's natural, open site plan. It's surrounded by trees, has what are called "safe" tree areas and there is a huge common area and playground. Not far from all the amenities Rock Hill and Fort Mill have to offer either.
There are a number of floor plans available. Most of them seem to offer three and four bedroom plans and be between 1500 and 2900 square feet. So don't delay, let's ride out to Roddey Park in southern part of Rock Hill and we can see if it is something you like.

Seven Oaks is a good lookin' community located in Rock Hill SC. It is located just south of the Manchester Village area of Rock Hill at exit 79 on I77 (Dave Lyle Blvd). Most of the homes in Seven Oaks are pretty big. Ranging from 2200 sqr feet to over 3000 square feet. The homes are a mix
of all brick and partial brick veneer. I believe the builders did a great job with the layout of Seven Oaks. The front entrance way is broad, wide, and tree lined. It's a very welcoming beginning. Also, even with the lots averaging .21 acres or so, the neighborhood doesn't seem cramped. There are not a ton of amenities but Seven Oaks does have a pool. To view any homes in Seven Oaks or any

Shiland Hills is another pretty sweet neighborhood located in Rock Hill SC. One way to understand its popularity is by how few homes actually go up for sale in Shiland Hills and how long they stay on the market. One tough thing about writing this is explaining the style of homes in the neighborhood.
There is a very wide variety. Mainly because they built in this neighborhood for at least 20 years. So you have respectable 3 bedrooms on one end of the scale and 400K monsters in the other. Shiland Hills one claim to fame is its Swim and Racquet Club. The Club includes a pool, tennis courts, and sand volley ball court. To visit homes in Shiland Hills or other Rock Hill neighborhoods you should
contact a local Rock Hill Realtor. ( yes, me)

Swan Meadows II is located in the heart of Rock Hill SC. The one thing I think of when I visit Swan Meadows II is how comfortable the neighborhood feels. It's the type of community that most people think of when they are dreaming about future homeownership. All of the homes are full brick and there aren't that many of them. Which is another reason I find this neighborhood so charming.
If you would like to view any homes in Swan Meadow II in Rock Hill I recommend you contact a Rock Hill Realtor.

Sweetwater Plantation is located in Rock Hill, SC. It's an Eastwood community that offers the best of both worlds: easy access to all your destinations and rural solitude that brings you running back home. Local shopping, whether in Rock Hill, Fort Mill, or Baxter Village is just minutes away. Some of the amenities of the neighborhood include a cabana, pool, gazebo, and walking trails.
Eastwood usually has a few spec homes available and as of 12/01/2009 they had dropped the price on a few of them. I have always liked their floor plans and models. Getting one at a discount price would be a bonus. There are three different sections in Sweetwater: The Meadows, Woodlands, and The Reserve. They all have their own unique characteristics so you should be able to find what you are looking for. The Parks, located in Rock Hill SC is one of the few new home communities that offers all brick homes and most certainly one of the very few that can do it in this price range. The Parks is a community offered by Adams Homes. In 1991 Adams homes was
founded on over 20 years of experience and that experience has helped make them one of the fastest growing builders in the southeast.
The Parks might fit into the range of some first time home buyers and you can definitely use an FHA loan to purchase here but for the most part I believe The Parks should be considered a middle move up community or a retiree/empty nester move down
neighborhood. The Parks is located close to the heart of downtown Rock Hill, it is close to the Piedmont Medical Center, and is very close to most anyone’s shopping and dining needs. The homes run from a little over 2000 square feet to just under 4000 square feet
and start in the 210K’s. For additional info on the area visit Rock Hill Real Estate.

The Woodlands in Rock Hill is back from the dead. It does my heart good to write about this neighborhood. It seems like so often over the last two years I hear stories from different individuals who lived through or know someone who is living through having purchased a home in a new neighborhood and the builder goes belly up or just pulls out. These folks are left with a feeling of helplessness and frustration and unfortunately there is nothing they can do about it. They are stuck with a (usually) big loss in value and a view from their front porch of a barren field dotted with white poles.
That’s exactly what The Woodlands looked like when Standard Pacific pulled out. But this Rock Hill neighborhood is making a comeback. D. R. Horton and Essex Homes are the two homebuilders taking over. It’s a little early to tell, but I don’t think there will be a huge drop off in the price point. Maybe a little more with Essex than D.R. but it sure
is better than a field of poles. There is talk of adding a cabana and a recreation area with a pool. And when I say that it’s close to schools I mean that India Hook Elementary is right on the grounds. It is one of the newer...
